Siddharth Vihar in Ghaziabad has quietly turned into one of the busier addresses on the NCR real estate map, mostly thanks to its position right along the Delhi-Meerut Expressway. Among the newer projects drawing attention here is AU Cosmos Corner, a residential development from AU Real Estate that’s built specifically around 3 BHK and 5 BHK homes.
What the project actually is
Cosmos Corner is being developed by a dedicated arm of AU Real Estate, and the land itself — around 5.6 acres — was secured through a public auction run by the Uttar Pradesh Awas Vikas Parishad. The overall plan includes roughly 831 apartments split across three towers going up to 40 floors. It’s a fairly compact footprint for that many units, which is part of why the builder is leaning hard on the “low-density, high-privacy” angle in its marketing.
3 BHK pricing
The apartments were introduced at a base rate of around ₹6,900 per square foot. Going by that number, a 3 BHK unit lands somewhere in the ₹1.2 to 1.25 crore range to start, depending on which size and floor you pick. There are a couple of different 3 BHK configurations on offer — one around 1,780 sq. ft., and a slightly bigger version with an added multipurpose room that goes up to roughly 1,970–1,980 sq. ft. For buyers wanting more room, there’s also a 5 BHK option well over 3,000 sq. ft.
Keep in mind this is a pre-launch/early-stage price. Actual costs by tower, floor, and unit facing can shift, so it’s worth getting the current rate card straight from the sales team rather than relying on any single online listing.
Layout and design choices
The thing AU Cosmos Corner keeps highlighting is that every single apartment is a corner unit — no interior-facing flats. That’s achieved through a cross-shaped tower layout, which means each home gets light and air from two sides instead of one. Each floor is limited to just seven flats served by seven lifts, so there’s less of the crowded-hallway feeling you get in bigger, denser towers. Every apartment also comes with a wide sundeck-style balcony, roughly 8 feet across, meant to function as real outdoor space rather than a narrow ledge.
Where it sits
The project’s biggest selling point is location. Being right on the Delhi-Meerut Expressway means quick access to Noida, Indirapuram, and Delhi. Nearby metro stations and the Ghaziabad railway station are within a short drive, and upcoming road upgrades in the area — including work on the Hindon Elevated Road — are expected to ease commute times further as the area develops.
RERA and possession
The project carries a UP RERA registration, and current estimates point to possession sometime in the early 2030s. As with any under-construction project, this timeline is an estimate and should be checked against the official RERA record before making any commitments.
